Senator Jim Talent to Speak

We will have a special Investor Meeting in early August to welcome U.S. Senator Jim Talent.  The luncheon will be at Truman Medical Center Lakewood at a date and time yet to be scheduled.  Your LSEDC has hosted U.S. Senator Christopher Bond, and other major political figures in recent months.  We look forward to announcing more details in early July about Senator Talent’s appearance in August.

City Hall Groundbreaking Ceremony

The City of Lee's Summit extends a special invitation to all LSEDC investors to attend the City Hall Groundbreaking Ceremony, Thursday, July 8.  Please meet at 11:30 a.m. at the construction site on the northwest corner of 2nd and Green Streets.  Light refreshments will be available.

A Special Thank You to...

Nancy Donavan, Santa Fe Glass, for donating the etched glass for the Economic Development Council and Chamber of Commerce new front doors.  It's greatly appreciated.

Annual Report Online

The 2003-04 LSEDC Annual Report focuses on the collaboration and cooperation we have experienced over the past year, thanks to the leadership of Chairmen  John Jacobson and Bud Hertzog and to our partnerships with our investors and other community leaders.

A feature you’ll see immediately is our incorporation of the OneKC Branding Campaign unveiled this year by the Kansas City Area Development Council .  The KCADC developed the campaign to highlight the benefits of living, working and locating in Greater Kansas City.  It has asked partner economic development groups in suburban communities to support the campaign through their marketing efforts.  We’re pleased to take a lead role in supporting KCADC and its efforts to market Greater Kansas City.

The annual report also highlights 2003-04 key statistics, for instance:

ü       LSEDC helped attract and retain four firms, representing $12 million in total investment including over 200,000 square feet of space, and 1500 jobs at an average wage of $32,000.

ü       We added 22 investors to our membership rolls.

ü       We hired Development Initiatives to help the city take its Downtown Master Plan to the next level.

ü       To help focus on business retention, we completed the first 25 of a planned 75 interviews of local businesses to better understand their needs and concerns in order to help assure that these important employers remain in our community.

Prospect Update

We have been working closely with four health care related firms who are looking to expand or locate in the Lee’s Summit area.  If all were to come to our community they would represent over 200,000 square feet of new office space.

In the office and industrial markets, the 2,500-5,000 square foot tenants continue to be major site seekers. As for retail and medical, with the construction of St. Luke’s Hospital at Douglas and I-470, office and retail demand has increased for support services. Highways 150 and 291 continue to be another hot spot for restaurants and banking activity. Why? Over 2500 residences are in the pipeline!  And of course, downtown continues to thrive with more boutiques and niche market businesses seeking a pedestrian friendly, hometown feel.

Issues Affecting the City in the Next 3-5 Years

ISSUES AFFECTING THE CITY IN THE NEXT 3-5 YEARS

LSEDC has been asked to attend the upcoming annual City Council retreat to comment on two issues: 1) trends in economic development which we would like to emulate in Lee’s Summit and, 2) big issues affecting the city in the next 3-5 years.

As part of the research, we polled our investors about the “big issues” question. Fifteen percent of our investors responded and here’s what they responded, in order of frequency:

  1. Managing and financing growth without losing our quality of life.

  2. Maintaining high quality schools and financing them.

  3. Infrastructure (Roads and Storm Sewers).  How do we improve, repair, plan and pay for new ones so that congestion will not occur and our quality of life deteriorates.

  4. Enhancing our positive image, sites and buildings, and arterials to compete with Johnson County in attracting major investments rather than small-scale investment.

  5. Continue downtown and older residential neighborhood revitalization.

  6. Attracting and retaining business investment to increase assessed valuations to off set the costs of residential growth.

  7. Housing and transportation for entry level workers.

  8. Continue to improve city regulatory processes to insure excellent customer service and a non-bureaucratic, can-do attitude.

  9. Increasing local property taxes, state and federal regulations that could stifle business attraction or expansion.

  10. Role and fate of Lee’s Summit’s airport as an economic development tool.

It will be interesting to compare these results to the city’s far more professional and scientific survey of 600+ residents. The results will be presented to the city council sometime this summer.

Welcome Debra Lunn

Please welcome our new full-time office assistant, Debra Lunn.  Her computer and office management skills round out our team perfectly.   Debra joined us in November 2003 as a part-time employee.  Her position of Office Assistant is being upgraded to a full-time position effective July 1, 2004.

Debra’s hiring meant totally rethinking how our office and processes flowed. We are going to the next level by transitioning into new data base software

to make it easier to contact our investors, to send emails and to track investments. We have also purchased some new equipment and furniture and have redecorated the offices. Please stop to see our office renovations in progress.
